How do I apply to keep a pet?

Tenants must apply in writing to get permission from the owner to keep a pet at a rental property. You will need to fill out the Request for approval to keep a pet in rental property (Form 21) and submit it to your property manager.

The owner is required to respond to the request in writing within 14 days with approval or refusal.

If approved, reasonable conditions can be imposed including pets to be only kept outside and requiring professional pest fumigation and carpet cleaning at the end of the tenancy.

If the pet is approved, an updated lease agreement will be issued to all tenants to sign, to include the pet/s and any special conditions.

If the pet is refused, the owner must only reject the request for the following reasons for reasons such as keeping the pet would exceed a reasonable number of animals being kept at the property, property unsuitable because of a lack of appropriate fencing or open space, pet is likely to cause damage to the property or the pet would pose an unacceptable risk to health and safety.

A few things to be aware of:

  • Any damage, security issues or nuisance caused by a pet is the responsibility of the tenant
  • Any damage caused by the pet will not be considered fair wear and tear
  • A working dog (assistance dogs, guide dogs or hearing dogs, corrective services dogs or police dogs) are not considered pets and can be kept without the owner’s approval
  • The frequency and timeframes around routine inspections apply regardless of a pet being kept at the property
  • Local council laws may limit the number or types of animals that can be kept at the premises
  • If you live in a unit or a townhouse, the body corporate by-laws may require the tenant to obtain additional approval from the body corporate
  • No pet bond or increase in rent can be payable as a result of pet approval
  • The owners approval continues for the life of the specific pet

Note: It is a breach of your tenancy agreement if an unapproved pet is kept at the property.
